What I would do is sit down and talk with an attorney. If you have a real estate contact they can tell you which attorney does their closings. Call the attorney, tell him what you want and schedule a meeting. He probably won't charge you because there is something in it for him - he gets to close all your loans."

You may want to look at Bank owned properties as the deals are a lot less complicated than properties that are in foreclosure. The following link gives you the basics on REO’s
