jolllyroger said: "I flip properties. The last deal I did returned 85% ROI in under 45 days....the money was only tied up 3 weeks. jolllyroger said: "The numbers clearly show no leverage. The numbers are based on a cash deal. However I did use an investor who put up the cash. So I was leveraged and made half of the 47,000 so I made 23,500. I frequently do deals where the investor contributes all the money I contribute my knowlege and team and they are more than happy to split profit. I do this all over the country without leaving my pajamas in some cases."
